Structural Assessments and Engineering Advice in London
Not every structural worry needs a full design. Sometimes you need a clear, professional answer: is this crack serious, is that floor safe, what will it take to fix? Structural assessments give you an engineer's view of a specific concern, in plain language, with practical recommendations.

Scope of work
- Assessment of cracks, movement and distortion in walls and floors
- Advice on sagging floors, bouncy joists and deflecting beams
- Review of previous alterations and their adequacy
- Pre-purchase structural advice on specific concerns
- Written notes or letters recording our findings and recommendations
Typical applications
- Cracks that have appeared or are getting worse
- Concerns raised in a homebuyer or building survey
- Floors that slope, bounce or feel unsafe
- Landlords needing a view on the condition of a property

Information we will need
- Photographs of the concern, wide and close-up
- The property address, type and approximate age
- Any survey reports mentioning the issue
- How long the problem has been present and whether it is changing
Deliverables
- A written assessment of the concern
- Practical recommendations — monitor, repair, or further investigation
- An estimate of the design work needed if repair or alteration is required
Limitations and approvals
An assessment is engineering advice on a specific concern — it is not a full building survey or a valuation, and it does not replace a homebuyer survey. Some problems need monitoring over time or further investigation, such as trial holes or drain surveys, before a definite answer is possible. Where remedial work is needed, the design of that work is a separate service.
Frequently asked questions
- Is this the same as a structural survey?
- No — a full structural survey examines the whole property in detail. An assessment focuses on a specific concern, which is often all you need and costs less.
- My survey flagged 'movement' — should I worry?
- Surveyors rightly flag anything they cannot fully assess. Many flagged issues turn out to be historic and stable; an engineer's assessment tells you which category yours falls into.
- Can you tell me if a crack is subsidence?
- We can assess the crack pattern, the property and the likely causes, and tell you whether subsidence is a realistic concern or whether something simpler explains it.
